When you buy the lease to a flat owned by Erimus Housing we are still responsible for the maintenance of the structure, exterior and communal areas of the block in which the flat is situated.
Service charges are payments by the leaseholder to Erimus Housing for all the services we provide. These include cleaning, lighting, caretaking, maintaining and repairing the exterior and communal parts of the building. We require leaseholders to pay a contribution towards these costs.
Many of our blocks and estates have both tenants and leaseholders living in them. As a leaseholder you are not charged for the cost of repairs to tenants homes. You are responsible for paying your share of our costs for the maintenance and repair of communal and exterior areas. The actual amount you pay is reviewed and audited annually.
Service charges are detailed in the lease for your flat and should be fully understood before completing the purchase.
We encourage all potential leaseholders to attend an interview with a member of the Home Ownership Team to discuss the rights and responsibilities of both parties as well as the cost implications of becoming a leaseholder.
